Contracts Manager

Project Manager / Contracts Manager | Central London offices | Sites across London & Southeast A specialist refurbishment main contractor is looking for... An experienced Contracts Manager to lead high-quality residential refurbishments (£200k£2m) across London. Works cover heritage, traditional, and modern buildings, internally and externally, for blue-chip clients including Corporate Landlords, Estates, and Consultants. The Role involves managing multiple sites, subcontractor teams, and delivery of high-spec refurb projects from scaffold up to handover. Key responsibilities include: • Programming & progress monitoring • Subcontractor onboarding, coordination & closeout • Contract administration (JCT), RFIs, variations • Liaising with Surveyors, Architects & Asset Managers • Structural inspections, scaffold awareness, facade & roofing works • Overseeing complex internal works: MEP, fire safety, drylining, tiling, glazing, ceilings • Ensuring quality, H&S (CDM 2015, BSA 2023), and commercial performance ________________________________________ You'll need to be: • Highly organised with strong leadership & decision-making skills • Able to motivate teams and take full ownership of outcomes • Commercially aware with excellent client-facing ability • Technically sound able to interpret drawings, specs & regulations • Comfortable at height (scaffold inspections), and confident with site logistics • Proactive, pragmatic, empathetic able to manage expectations and resolve issues on the ground ________________________________________ Experience & Requirements: • 10+ years in construction | 3+ in similar London role • Degree/HND or trade background • SMSTS, CSCS, First Aid, Asbestos Aware preferred • MCIOB beneficial • Proficient in Microsoft Project, Office, Google Suite or alike • Full UK Driving Licence essential ________________________________________ Interested, or know someone who might be?
