Minor Works Manager Main Contractor – Commercial Refurbishment Projects Middlesbrough Salary - £50,000 - £55,000 + company car/car allowance + benefits Lemon Drizzle recruitment has been appointed to recruit a Minor Works Manager for a Regional Main Contractor based in Teesside. An introduction to the Company and what it’s like to work for them This is a well-established main contractor who predominately work in in the healthcare sector delivering refurbishment projects up to 5m in value. They have long standing client relationships and have ongoing repeat business which leads to consistent flow of work. What you’ll be doing and be responsible for You will manage a range of refurbishment projects ranging from 10k to 1.5m, predominately in the healthcare sector. You will report into the Construction Manager and be supported by Site Managers/Supervisors depending on the value of the job. The main objective of the role is to be able to manage projects from tender stage to client handover, delivering the project safely, on time and within budget. Key Responsibilities * Maintain / enhance client relationships in developing the projects / frameworks * Feed into and review of subordinate’s contract reports, familiar in both word / excel formats * Liaising and directing design teams / understanding of Information release schedules / Non-conformances / ensuring compliance with consultant schedules of services * Experience in managing internal labour resource and multiple disciplines (MEP/ Joinery / F/Stopping) * H&S accreditations / SMSTS / CSCS / ISOSH or similar * Working within healthcare / high risk locations, a broad understanding of the protocols necessary in managing in these environments * Familiar with programming software ASTA Power project / short term programmes / drop lines, proficient in developing such plans and integrating progress * Experience in Document control systems such as View-point 4p / Field view * Updating QEMS plans / understanding the processes in building control compliance / discharging of planning conditions * Working as lead within a smaller team / liaise with commercial lead / QS in managing the specialist supply chain * Overview / analysis of material takes offs / plant requisitions, consideration of logistics arrangements * Recognising risk and managing any such situations to a successful outcome, be this programme / financial / H&S * Contract experience in JCT 2024 D&B / NEC forms of contract / cost + What’s in it for you? * Salary from £50,000 - £55,000 + company car or car allowance * 25 days holiday plus bank holidays * Company pension * Discretionary bonus (based on overall company performance) Who is this role ideal for? This opportunity would suit a Project or Contract Manager from a main contracting background who can demonstrate successful management of commercial refurbishment projects. Healthcare experience would be preferred but experience within a live commercial environment would also be considered. Ideally you will have a trade background (joinery preferred) and have a good understanding of the strip out and refit process including the management of trades and subcontractors, health & safety, quality standards and current building legislation.
